Valuations
There is a whole range of valuation advice that we can provide.
Probate Valuations
The Inland Revenue can dispute the valuation you submit in connection with Inheritance Tax. By taking professional advice you can be secure in the knowledge that the valuation provided is backed by a reasoned judgement based upon our years of experience in the local property market.
Matrimonial Disputes
We can represent either party or act as an independent single expert witness (often required if the case goes to court). Our professional advice is backed by years of local experience in dealing with similar cases.
Capital Gains Tax Valuations
We have access to a comprehensive database of past valuations — after all we have been practising since 1973! This makes us well qualified to prepare retrospective valuation reports for many purposes.
Mortgage Valuations
We can also undertake valuations for most lending bodies (banks‚ building societies and other lenders) on both residential and commercial properties.
Rent Review Valuations
We have wide experience of carrying out rent review valuations on non-domestic properties and are happy to represent either landlords or tenants. This work is often coupled with providing detailed schedules of condition or dilapidations/wants of repair.
Insurance Reinstatement Valuations
Have you experienced the annual uplift in your insurance premium as your insurer ‘index links’ this year’s valuation to last year’s? It takes specialist advice to ensure that the valuation is accurate — especially if your property is not ‘run of the mill’. We have extensive experience in this type of valuation work.
You may be tempted to commission a free valuation from your local estate agent but remember that this is unlikely to be acceptable for many of the above purposes. The agent’s valuation is also usually provided for marketing purposes and may not‚ therefore, comply with the court’s requirements in the event of a dispute. Call us on 023 9237 7444 to discuss your exact needs.
