Buying
a property buyer beware!
Of special
interest for clients who are considering moving home,
we can offer the RICS
Homebuyer's Survey and Valuation, or a more detailed
Building Survey
which can be tailored to meet your own individual needs.
As you
are probably aware, your Bank or Building Society will
require a mortgage valuation on your prospective purchase
and we are accepted as panel surveyors for most lending
institutions. Although this is likely to cost you between
£100 and £200, it is nothing more than a brief visual
inspection of the property. Its aim is merely to satisfy
your lender that there is enough security in your home
to cover their loan. This
brief report is unlikely to allay any fears that you
may have or to answer any questions about your purchase.
You, after all, will never meet or even speak to the
valuer concerned.
A privately
commissioned Homebuyer's Report or Building Survey is
for your own use it gives you peace of mind and
allows you to plan ahead. We have a contractual obligation
to inspect the property in far greater detail which,
in four out of five cases, has meant that our advice
has saved our clients the cost of our fees, or even
more. You
will probably be pleasantly surprised at the cost involved
and the extent of the work carried out on your behalf.
