Full Management service
The lettings department will advertise for suitable tenants to match your specific requirements in the local press, on our web site and associated sites, photographic office display and on our property mailing list.

• Accompanied viewings
• Full reference checks by an independent referencing company, to include employment, current landlord and credit checks.
• Rent collection
• Drawing up of tenancy agreements
• Prepare monthly statement and pay rent into bank/building society account via bacs payments
• Routine three monthly visits and confirmation
• Arrange estimates and instruct normal maintenance and repair works
• Arrange buildings, contents and rent protection insurance if required
• Inform gas and electricity suppliers of meter readings and change of occupier
• Inform Portsmouth Water and Southern Water of change of occupier
• Inform local council of person responsible for paying local Council tax
• Organising Gas and Electrical Safety Certificate when required.
• Arrange for Inventory and Schedule of Condition to be prepared and checked in and checked out with your tenants.

Please note that we would not recommend this service to any prospective landlord who is not living within very close proximity to the property.

You will need to collect your own rent and deal directly with your tenants regarding maintenance, repairs and any problems they may have.

We can prepare an Inventory, arrange a check in and take all meter readings and inform utility companies if you require for a additional fee.

Rent Collection Only service
If you already have a tenant in your property, and for one reason or another, you do not wish to continue to collect the rent, we can do this for you.

Other independent services we offer

• Routine visits either quarterly, yearly or on a one off basis.
• Empty property visits, to check a property that is vacant for any length of time.
